Confirming all outstanding fees or charges associated with a particular piece of property such as real property taxes

Ordering and receiving payoff information or amounts from all lenders when required

Accounting/prorating of all charges to be split between the seller and the buyer, such as taxes, assessments, dues or fees

Working to solve all title related issues and any outstanding permit or code matters

Drafting all necessary and required documentation to effectuate the transfer or closing

Scheduling and coordinating the closing between the parties involved

Conducting the closing and ensuring proper signing and execution of all documents

Disbursing all documents and funds to the various parties involved in the closing

Recording all necessary documentation in the public records of the county where the property lies

Issuing final title insurance policies to the owner and/or mortgagee lender

Confirming satisfaction or releasing of mortgages or other instruments necessary to conclude the transaction
